Within 9 years of business, we are pleased that we have many 'original' tenants, keeping up to date with marriages, divorces, births etc. Overseen the need for improvements in housing and standard in the local area, tenants now expect central heating & double glazing, where they
were only expected in superior properties previously.
ProPerLet welcomes the new bond scheme, which came into practice in April 2007, as agents the final decision regarding repaying the bond to a tenant has been one of the main headaches, especially when the bond lies with the landlord(s). Bond monies are now secured in tenancy
deposit protection scheme
With disreputable practices it will be satisfying to see the bond monies secured.
The new legislation with regards to Multiple Occupancy, and the health and safety hazards re; renting out, may well be of concern to owners, however is deemed necessary for the tenants.
This should see an end to paying rent for e.g. damp & hazardous properties being rented at the
risk of health. Investors should be made well aware of the requirements for the future, we are
only too happy to assist with any advice, otherwise improvements may be an unplanned expense.
With regards to Housing Benefit tenants, there should be no stigma attached, in many ways the payments are more reliable than employees, as long as the tenant pays their shortfall per calendar month and has a guarantor and references from previous accommodation then we cannot foresee a problem. Many circumstances in life can cause a temporary need for assistance, which is not the fault of the claimant.
All applicants are requested to complete a form before viewing properties. Viewing's are accompanied by a member of staff, unless the owner wishes to be present
ProPerLet tenants have full credit and reference checks before the keys are passed over, they
are also subjected to property inspections throughout their tenancy and encouraged to attend
the office with any problems regarding their home and finances.
