Over the past seven years

ProPerLet

have worked for an expanding group of landlords and investors, as with any service the special requirements for each client must be attended to.

We welcome owners who understand the current legislation and are willing to provide a safe and pleasant home for their tenants. A tremendous importance lies in initial impressions, cleanliness, tended garden, neutrality of decor - the days where a property would let with a smell of damp, condensation on walls and peeling wallpaper have gone - thank goodness!

If you are contemplating a portfolio of properties please calculate, void periods, maintenance, gas and electric check costing, wear & tear. This is the black side of letting and with a good agent this should not be a major issue.

When viewing to purchase, please contact the office and we shall advise you of the viability as a letting property and an approximate rental valuation. Please check that the heating is running satisfactorily, check for damp especially by any outer extensions (a protimeter is a handy gadget) also look behind wall units and wardrobes, this can lead to astonishing discoveries. Hint that can be handy!

The service provided by

ProPerLet

is as follows for all Landlords requiring full management:

1. Taking full details and supplying rental valuation. Advice as to standard of safety and maintenance issues.

2. Advertising in the office window, newspapers, website etc.

3. Supplying board 'To Let'

4. Finding a tenant with accompanied viewing's, credit and reference checks.

5. Assured shorthold tenancy agreement, Gas & Electric Safety Checks

6. Assistance with Housing Benefit claim if required.

7. Rental statement paid out before the 30th of each month.

8. Tax returns to be supplied at the end of each tax year.

9. Property inspection reports directed to landlord

10. 24 hour contact with a member of staff if required.

Sections 1 - 5 are included in the service of tenant Finding, the main difference being that the Assured Shorthold Tenancy Agreement would be in the name of the owner and supplied contact number for the tenants convenience.

whichever service required, you are welcome to meet and approve of prospective tenants in a private office 'in house'.
